Terminology explained
Rent Guarantee vs Rental Income Insurance in South Africa
“Rent guarantee”, “rental income insurance” and “tenant default cover” can describe similar products. The name matters less than the claim trigger, benefit period, limits and exclusions in the contract.
| Question | What to compare |
|---|---|
| What starts a claim? | Defined tenant default, not merely any income reduction |
| How much is paid? | Monthly and aggregate limits |
| For how long? | Maximum covered months or benefit period |
| What support is included? | Recovery, legal referral and eviction assistance |
| When does it start? | Effective date and waiting periods |
Rent guarantee
Often used as a consumer-friendly label for protection when an eligible tenant fails to pay. It is not an unconditional guarantee that every missed payment will be reimbursed.
Rental income insurance
Often emphasises the landlord’s cash flow. It may still require tenant default and compliance with lease, vetting and claims conditions.
Choose by wording, not label
Request the schedule and wording, then compare eligibility, trigger, exclusions, excess, duration, legal limits and claims process.
