Rental Insurance Claims: Report Tenant Default

Report missed rent as soon as the policy requires. Early notice helps preserve evidence, keep lease notices on schedule and determine whether recovery or legal support should begin.

When to report missed rent

Do not wait for arrears to accumulate. Check the policy’s reporting deadline and notify RentalProtect promptly after rent is overdue, even if the tenant has promised to pay.

Documents required

The claims team may request additional records for the circumstances.

  • Policy or quote reference
  • Signed lease and addenda
  • Tenant vetting records
  • Rental ledger and bank statements
  • Invoices or rent schedule
  • Messages and formal breach notices
  • Identity, property and managing-agent details
  • Damage photos or inspection reports, if relevant

Claim submission process

Contact RentalProtect, provide the policy reference and missed-payment details, complete the requested claim form, upload supporting documents and respond promptly to follow-up questions.

Communication stages

You should expect acknowledgement, completeness review, coverage assessment, requests for outstanding information, a claim decision, and ongoing updates if recovery or legal work continues.

Recovery, legal referral and eviction support

Where the policy responds, the matter may move from arrears recovery to an approved legal provider. Follow instructions before appointing your own attorney or agreeing to a payment plan. Eviction must follow the lawful process and remains subject to cover limits and approval.

Frequently asked questions

Should I negotiate with the tenant first?

Keep communication professional, but report within the policy deadline and obtain guidance before changing the lease, accepting a settlement or waiving rights.

Does reporting guarantee payment?

No. Every claim is assessed against the policy schedule, wording, limits, exclusions and supporting evidence.
