Rental Insurance Eligibility Requirements
Eligibility is assessed from the lease, tenant, property and payment history. Meeting a checklist does not guarantee acceptance, but complete and accurate information makes underwriting faster.
Valid lease agreement
A written, legally enforceable lease should identify the landlord, tenant, property, rent, payment date, deposit, term and breach process. Informal arrangements may not qualify.
Tenant vetting
Consent-based identity, affordability, credit, employment and reference checks may be required. Keep the result and supporting evidence with the tenancy file.
Existing arrears and disputes
Disclose missed payments, payment plans, breach notices and disputes. Cover is generally intended for future uncertain events, not a loss already known when applying.
New and existing tenants
Both may be considered, but an existing tenant normally requires a current payment history and a compliant lease. Never hide arrears by describing an existing tenancy as new.

Cover begins only on the effective date confirmed in the policy schedule, after any conditions or waiting period. A quote, application or premium illustration is not proof that cover is active.
