Rental Insurance Exclusions

Exclusions define where a policy will not respond. The issued wording controls, but the following risk areas deserve careful attention before you apply or claim.

Existing arrears

Rent already overdue, an existing breach or a loss known before the effective date will usually not be treated as a new insured event.

Informal or invalid leases

Verbal, incomplete, expired or unenforceable arrangements can undermine a claim. Keep a signed lease and all addenda.

Undisclosed disputes

Disclose threatened cancellation, payment plans, tenant complaints, tribunal matters and legal correspondence when applying.

Wear, maintenance and buildings risks

Normal wear and tear, deterioration, defects and maintenance are landlord responsibilities. Fire, storm, geyser, pipe and structural damage ordinarily belong under appropriate property insurance.

Vacant property and damage-related rental loss

Tenant-default cover generally relies on an active eligible tenancy. Loss of rent caused by physical damage or vacancy may require a different policy.

Fraud or misrepresentation

False documents, hidden arrears, inaccurate rent, staged losses or material non-disclosure may result in rejection, cancellation and further action.

Waiting periods and procedure

A claim can fall outside cover if the event occurs during an applicable waiting period or the landlord misses notification, notice, consent or document requirements.
